Sign up for Land Registry alerts to receive an email whenever your property record changes. While it doesn’t stop changes, it ensures quick detection and action.

Right to Rent & Proof of Ownership Guide

1. Right to Rent Checks

Under the Immigration Act 2014, landlords and agents must verify that all adult tenants have a legal Right to Rent in the UK.

Tenant Verification Process

Landlords/agents must:

  • Check all adult tenants’ original ID documents in person.

  • Keep dated copies of those documents.

  • Repeat checks if visas or permits have expiry dates.

  • Report anyone without valid Right to Rent to the Home Office.

Accepted Documents

EEA/Swiss citizens:

  • Passport or national ID card

  • UK driving licence with birth certificate

Other nationalities:

  • Passport and valid visa or Biometric Residence Permit

If documentation isn’t provided before move-in, access to the property will be delayed.

2. Proof of Ownership & ID Requirements

To comply with Money Laundering Regulations 2017, Nexa Realty requires clients to provide:

  • One proof of identity, and

  • One proof of address

Accepted ID

  • Valid passport

  • UK driving licence

  • EEA identity card

Accepted Address Proof

  • Recent bank, credit card, or mortgage statement

  • Council tax or utility bill

  • HMRC or benefit letter

  • Tenancy agreement or solicitor’s letter

Additional documents may be required for companies, trusts, or estates to verify beneficial ownership and control.
